We know plans can change. That’s why every villa is offered at two rates — so you can choose exactly how much flexibility you’d like when you book.
Our lowest rate, for guests whose island plans are set. Paid in full at the time of booking; non-refundable, and cannot be amended or cancelled.
A little more per night, with free cancellation right up until your payment date. We take a single payment 45 days before arrival for April–September stays, or 30 days before arrival for October–March stays; once that payment is due it becomes non-refundable. We still recommend travel insurance to protect against last-minute disruptions.

Our guests come to Kia Orana for the quiet, and we work hard to keep it that way. We ask that music and voices are kept low and that noisy parties aren’t held, so every guest can truly rest.
Quiet hours are 9:00 pm to 7:00 am, and the pool is open from 7:00 am to 9:00 pm.
The whole property is strictly smoke-free and vape-free — inside the villas, on the decks, and throughout the grounds — with designated smoking areas just outside our entrances on Ariki Road.
If anything isn’t right during your stay, please let us know straight away — we’ll make whatever adjustments are needed so you can relax and enjoy yourself. Your General Manager is here to help with anything you need.
