At Kia Orana Villas & Spa, you’re more than a guest — you’re part of our family. Start the day chatting over a tropical continental breakfast with our GM, Sane Cowan. Slow down in peaceful gardens, float in our saltwater pool or spa pools, and unwind with a massage. When you’re ready to explore, we’ll help you book the tours, activities, and restaurants you want — so you don’t miss out.

Our Story

From two villas to a family-run oasis

We opened in 2016 with just two two-bedroom villas. With our guests’ support, we’ve grown into a tranquil retreat of 13 villas, a Reception Villa with café and spa, on-site team accommodation, and the owners’ villa — all tucked among tropical gardens.

Ownership: Kia Orana Villas is owned by J. R. Enterprises Limited. Its directors are Janet Holmes — born in Atiu, Southern Cook Islands, and a former Cook Islands primary school principal — and Ross Holmes, a lawyer practising in Auckland and the Cook Islands. Their vision: genuine island hospitality where guests feel at home.

Our villas are spacious and fully self-contained — full kitchens, laundry, and private decks — ideal for families, couples, and friends. Many guests tell us it feels like coming home.

We minimise impact with cigarette, vape & gum free villas & grounds, solar hot water, rainwater tanks, grey-water treatment, and eco cleaning products. Linen changes every three days conserve water and power. We’re also proud Gold Sponsors of the Te Ipukarea Society, supporting local environmental projects.
